• OUTDOOR QUIET HOURS: 9:00 PM – 9:00 AM To respect our neighbors, strict outdoor quiet hours begin at 9:00 PM. During these hours: • No outdoor music, speakers, parties, shouting or loud conversations. • Guests using the hot tub or outdoor areas must keep their voices low enough that they cannot be heard from neighboring properties. • All outdoor gatherings must end immediately if a noise complaint is received. Failure to comply may result in termination of the stay without a refund of unused nights, where permitted by the booking platform and applicable law. Any additional charges or damages will be handled in accordance with the booking platform’s policies and applicable law. • NO SMOKING Smoking is strictly prohibited inside the property. If evidence of smoking or a smoke odor is detected inside the property after your stay, a $500 cleaning and remediation fee will apply. • Guests must be 25 years or older to make a reservation. • Dogs are very welcome! We know pets are part of the family and many guests love bringing them along for the adventure. There is a pet fee of $100 for up to 2 dogs and $50 for each additional dog to help cover the extra cleaning and maintenance involved. Unfortunately, we’re unable to allow cats due to allergies. • The nightly rate includes up to 6 guests. For groups over 6, there is an additional guest fee of $50 per person, per night. Please make sure your guest count is entered correctly when booking so pricing is accurate. **Only registered guests should be at the property.** • For guest safety and property security, there is one outdoor camera facing the driveway and entryway. There are absolutely no cameras inside the cabin or in private outdoor areas. • If visiting during winter (November–March), please be prepared for mountain weather conditions. Snow and ice can arrive unexpectedly in the Poconos, so we strongly recommend warm clothing, proper footwear, and a vehicle equipped for winter driving, such as AWD/4WD or snow tires. We want everyone to have a safe, relaxing, and memorable stay in the mountains, and we’re always happy to answer any questions before your trip.
